A. There are probably quite a few, but the one mentioned on Kiplinger's Investing for Income - LAMR - is probably worth considering, it is a double play in technology and REIT.
LAMR plans to replaces tens of thousands of billboards with digital signs that can flash several messages when drivers pass by, which will create 10 times of value compared with fixed messages. But it takes significant upfront investment, to preserve capital, it became a REIT in 2015 so there is no corporate tax, this will quicken the replacement time and drive up dividend - the corporate's target yield is 5%.
